What is Conveyancing?

Conveyancing is the legal transfer of property from one person to another. Sounds simple but there is a lot of work to be undertaken when buying and selling a property.

When should I instruct my conveyancer?

As soon as possible. Until you have instructed your conveyancer none of the legal work can commence. It is not unusual for a conveyancing transaction to take a minimum of 12 weeks. The longer you delay, the longer it will take to get to completion day. The estate agent will ask who is representing you so they are able to update the Memorandum of Sale.

Do I need to pay for my conveyancing upfront?

Some. Your conveyancer may ask you to pay some money on account, this is quite normal. You will also be asked to pay for some of your disbursements in advance, often your ID checks and searches. These are crucial to getting work underway but are done by third party providers so payment is often taken in advance. The cost of these will be in the disbursements section of your quote.

What’s the difference between a solicitor and conveyancer?
